BRERA LOCATION

Through the Brera Real Estate platform, the Brera Design District offers a service dedicated to those offering or looking for space in the area. Event locations, showrooms, shops, temporary stores, offices and unconventional spaces, both for short and long-term rental are available on our website. The service offers more than 100 updated solutions with dedicated staff providing support from the scouting stage right through to the final contract.

In addition there is a dedicated residential section: houses and apartments in Brera, for short or long-term rental or direct sale.

Brera Real Estate platform puts supply and demand into direct contact by means of a dedicated, professional consultancy service which works discreetly in its promotion and negotiation of spaces. Brera Real Estate is not a real estate agency; it is a new innovative model for the management and promotion of commercial and residential spaces.

Addressing a professional market, and carefully designed to offer a personal and exclusive service, Brera Real Estate aims to support clients in their search for temporary and long-term space for events or business activities. In addition, our residential division is devoted to the rental and sale of prestige properties.

Brera Real Estate came about as the result of skills gained through the Milanolocation.it project by Studiolabo. The service creates direct contacts between those looking for and those offering event locations in Milan. It was conceived in 2007 and is still the only professional platform dedicated to B2B in this sector, with 530 mapped and registered locations throughout the city.

Brera Real Estate is divided into two macro sections:
sales and rentals, both offering properties for commercial and residential use.

Commercial property

By commercial property we mean exhibition spaces, showrooms, shops, offices and art galleries, of every kind and size, and suitable for all kinds of events and exhibitions. Our properties are organised in a rigorously created database where each solution is indexed according to the most common criteria used when choosing a space. These include the presence of windows onto the street, access to a courtyard, capacity, location within the district, and availability during the calendar of prime events (Fuorisalone and Moda) in the case of rentals.

Residential property

By residential property we mean spaces designed to be lived in: lofts, exclusive apartments, attics and studios, all indexed according to the most relevant and important criteria.

The real estate market in Brera

Brera is one of the central areas of Milan where the real estate market has suffered less during these years of crisis, in terms of both residential and commercial property.
The quarter has managed to maintain a high level of appeal because, besides being an optimum location and possessing excellent architectural qualities, it also continues to foster those functions of excellence for which it has always been distinguished: a meeting place for artists, creative workshops, artisans shops, and, more recently, design and planning studios.

As regards the residential market, there has always been a lively demand for prestigious property, especially from families and professionals wishing to combine their homes with their professional studios, and therefore looking for larger properties. There is also a demand, albeit to a lesser degree, for smaller properties as investments.
In the past eight years residential property prices in the Brera area have maintained a constant positive trend. The entire central zone, that is, the area inside the bastions has instead undergone a decline, particularly in 2009, followed by only a slight upturn. In the semi-central and peripheral areas price drops have been even more marked.

As for the commercial market, the entrepreneurial business fabric in the Brera district has driven a process of renewal, still on-going, that has seen the closure of traditional antiques and food shops and their substitution with fashion, design and restaurant brands. There is a high demand and a limited supply. In all probability, the property sector in Brera has benefitted from the opening of the Gucci shop right in Via Brera, and from the vicinity of the new Porta Nuova development project.
In the past eight years the average selling prices for commercial spaces have maintained trends above the average of those in the entire central area, with a trend towards stronger growth since 2013.
